43-48 Dover Street, Mayfair, London

43-48 Dover Street is a mixed use development in Mayfair comprising office, retail and residential units, owned by an affiliate of Crosstree Real Estate Partners since 2013.  The building comprises over 50,000 sq ft of lettable space, with major office tenants including: Stonharbor, SOCO PLC and Landmark. 

Ashdown Phillips were invited by the landlord to assume the responsibility for managing 43-48 Dover Street in July 2015.

Ashdown Phillips Main Objectives

  • Quickly develop and maintain a strong relationship with all tenants
  • Establish a clear understanding of the service charge and year to date expenditure, enabling the forthcoming budget to be prepared with confidence
  • Review and re-tender all current service contracts to ensure best value money is being obtained for both the client and tenants


Progress to Date

We assembled a strong, senior team covering all disciplines - FM, Surveying and Accounting - to audit how the building was being managed.  From this, we established a project plan to enable the seamless transfer and resolution of long-term issues.

The Ashdown Phillips team set out to meet and talk with as many of the tenants as possible within the first few days of appointment.  Legacy operational issues have been addressed, and in a recent meeting, tenants were extremely positive about the response times of the team and the openness of all communication.


Interim service agreements have been placed with existing providers of security, reception and cleaning services, and one of our trusted mechanical and electrical partners has been instructed to take on the property, developing a comprehensive asset register and regime of planned preventative maintenance ahead of a programme of contract tendering which will take place over the next three months.
